Notice of Proposed Development by a Local Authority

In accordance with Part XI, Section 179 of the Planning and Development Act 2000 (as amended) and Part VIII, Articles 80 & 81 of the Planning and Development Regulations 2001 (as amended) notice is hereby given that Clare County Council proposes to carry out the following development:

Nature and Extent of Proposed Development

For the redevelopment of a former retail storage building to provide a 2-storey office building. The proposed development will include:

The change of use of the building to office accommodation.

  1. Demolition of the steel framed and clad building located at the rear (south) of the site.
  2. Carry out alterations and additions to the existing building on Monastery Lane and construct a new 2 storey extension to the rear of same.
  3. Connect to existing adjacent public services.
  4. All ancillary site works.

Location

The rear of The Ennistimon Hub, Monastery Lane, Ennistimon, Co. Clare. V95 NX86.

In accordance with the Habitats Directive, Appropriate Assessment Screening has been carried out on the project.

An Environmental Impact Assessment (EIA) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development and as such an EIA is not required. Any person may, within 4 weeks from the date of this notice, apply to An Bord Pleanála for a screening determination as to whether the development would be likely to have significant effects on the environment.

This development proposes works to the exterior of the structure that is located within Ennistimon’s Architectural Conservation Area and these works would materially affect the character of the area.

Plans and particulars of the above development will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy at:

  1. The Planning Section, Clare County Council, Áras Contae an Chláir, New Road, Ennis, Co. Clare
  2. West Clare Municipal District Offices, Clare County Council, Ennis Road, Ennistimon, Co. Clare
  3. The yoursay portal of Clare County Council website at: yoursay.clarecoco.ie/ennistimon-office-development

during normal working days from 9.00 a.m. to 4.00 p.m. for a period not less than four weeks beginning on the date of publication of this notice.

Submissions or observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the proposed development would be situated, may be made in writing to the senior planner at the following address up to and including 22nd April 2024.
