Notice of proposed development by Clare County Council

Moore Street Kilrush Housing Development


Location

Moore Street, Kilrush, Co. Clare.

Nature & Extent of the Proposed Development

In accordance with Part XI, Section 179 of the Planning & Development Act 2000, as amended and Part VIII, Articles 80 & 81 of the Planning & Development Regulations 2001 (as amended), notice is hereby given that Clare County Council proposes to carry out the following development.

The construction of a residential development consisting of:

  1. The demolition of two existing dwellings, and part demolition of an existing commercial unit, sheds, and outbuildings
  2. The construction of 16 no. new residential units in four separate blocks comprising of:
  • 8no. 1 bed units
  • 3no. 2 bed units
  • 5no. 3 bed units
  1. ancillary car parking spaces and bin stores within the development.
  2. Alterations to existing buildings retaining the existing street facade.
  3. Varied boundary treatments and landscaping works.
  4. Surface water management will include hydrocarbon interceptor and soakaway.
  5. All ancillary site works.

In accordance with the Habitats Directive, Appropriate Assessment Screening has been carried out on the project.

A preliminary examination of the nature, size and location of the development has been carried out pursuant to Article 120(1) of the Planning & Development Regulations, 2001 (as amended) and it has been concluded that there is no real likelihood of significant effects on the environment arising from the proposed development and, accordingly, an Environmental Impact Assessment is not required. Any person may, within 4 weeks from the date of the notice, apply to An Bord Pleanála for a screening determination as to whether the development would be likely to have significant effects on the environment.

Plans and particulars of the above development together with the conclusion under Article 120(1)(b)(i) of the Planning & Development Regulations, 2001 (as amended) will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy at

  • The Planning Offices of Clare County Council, Áras Contae an Chláir, New Road, Ennis, Co. Clare
  • The West Clare Municipal District, Kilrush Office Town Hall, Kilrush, Co Clare

during normal working days for a period not less than 4 weeks beginning on the date of publication of this notice.

Submissions or observations with respect to the proposed development dealing with the proper planning and sustainable development of the area in which the proposed development would be situated, may be made in writing to the Senior Planner, Planning and Enterprise Development, Clare County Council, Áras Contae an Chláir, New Road, Ennis, County Clare up to and including July 12th, 2024.
