NOTICE OF PROPOSED PART VIII DEVELOPMENT BY CLARE COUNTY COUNCIL
SCARRIFF RURAL REGENERATION PROJECT
Location
Former Supermacs building, Market Sq. Scarriff, V94 Y576, Former Merriman Tavern, Market Sq. Scarriff, V94 TX67 and adjacent green field site bordering the L4024 & R352 roadways.
Nature & Extent of the Proposed Development
In accordance with Part XI, Section 179 of the Planning and Development Act 2000 (as amended) and Part VIII, Article 80 & 81 of the Planning and Development Regulations 2001 (as amended) notice is hereby given that Clare County Council proposes to carry out the following development;
The refurbishment of the former Supermacs and Merriman Tavern buildings, construction of a public car park on the adjacent green field site and connection to existing on-site services. The proposed development, will include:
- Carry out complete alterations and additions to the existing buildings
- The change of use of the former Supermacs building to Digital Hub (Office)
- The change of use of the former Merriman Tavern building to Enterprise Centre/Community Space
- Construct a public car park on adjacent green field site and provide pedestrian/vehicular access from the L4024 roadway
- Provide pedestrian access to the proposed car park from R352 roadway and the rear boundary wall of the former Merriman Tavern building.
- Connect to existing onsite services.
- The installation of associated signage.
- All ancillary site works.
The proposed development includes works to the exterior of a structure which is located within the Scarriff Architectural Conservation Area and the proposed development would materially affect the area concerned. In accordance with the Habitats Directive, an Appropriate Assessment Screening has been carried out on the proposed development. An Environmental Impact Assessment (EIA) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development and an EIA is not required. Any person may, within 4 weeks beginning on the date of the publication of this notice, apply to An Bord Pleanála for a screening determination as to whether the development would be likely to have significant effects on the environment. Such a submission should be addressed to the Secretary, An Bord Pleanála, 64, Marlborough Street, Dublin 1.
Plans and particulars of the proposed development will be available for inspection free of charge, or may be purchased on payment of a small fee (which fee shall not exceed the reasonable cost of making such a copy) during normal office hours 9.00am - 4.00pm Monday to Friday (excluding bank holidays), for a period not less than four weeks beginning on the date of publication of this notice at the following locations;

- Killaloe Municipal District Office, Mountshannon Road, Scarriff, Co. Clare, V94 X25K

Submissions or observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the proposed development would be situated, may be made in writing to: the Planning Department, Clare County Council, Áras Contae an Chláir, New Road, Ennis, Co. Clare up to and including 12th December 2022 and should be clearly marked ‘Part VIII - Scarriff Rural Regeneration Project’.
